Here’s a quick update about our spring real estate market.
I’m outside today at the Breslin Center, which is always a neat place for me to be because I love basketball, to give you a quick update on the market. If you’ve been thinking about selling your home anytime in the near future, I’ve never seen a market like this. Homes are selling for 15% to 20% over asking price and within days of being listed. There has never been a better time to be a home seller in my 18 years in the business.

This is one of the craziest markets I have ever seen.

Today I’m sharing five common misconceptions about today’s competitive real estate market and what the truth is:
1. You should get pre-approved after you find the perfect home. That is false; it’s crucial to get pre-approved before you search for properties. When you find the home you're looking for, send your pre-approval along with the offer, and the sellers' agents will take you seriously.
2. Always start with your lowest offer. The truth is, you need to put your best foot forward from the beginning. Offer the best price that you can afford!
3. It’s best to price your house on the high end. In reality, your property should be priced competitively according to the other homes in the area. These three tips will help you maximize your home sale
How do you get the most money possible for your home when you decide to sell? Here are the top three tips to remember:
First, declutter the home. I would take this a step further and deep clean your home as well—clean the furniture, clean the air vents, wash the windows, etc. Make everything look as nice as possible so you only have to do it once instead of every day it’s on the market. The biggest complaint I hear from today’s sellers is how many times they have to reclean their home. Selling a home is a lot of work, so make sure yours is ready from the get-go.
Second, stage the home. My business partner and I do an awesome job of staging homes for our seller clients, so make sure you work with an agent who places a similar emphasis on home staging.

Here’s a quick update on Lansing real estate for February 2021.
It’s been a seller’s market for the last two years here in Lansing, with home values hitting record highs as of 2021. We did not let the pandemic slow us down and fortunately, we had more closings in 2020 than in 2019. There are still buyers who are looking for homes, with very few properties to choose from.
